I've been browsing online realty services and I noticed that there are a bunch of very cheap condos in the Boynton Beach and West Palm beach area (As low as 10k and many for 15k and 20k)

What is the catch? They look nice in the pictures? I know Florida's condo complexes got hit hard in the last real estate crash but they should've recovered by now. Also, I know they have maintenance fees which are probably on the high side but that can't account for this entirely.

My immediate guess is the location is kind of in the middle of nowhere. It's at least an hour drive to Miami or Orlando and its beaches aren't going to be super tropical feeling either. It's more akin to what you find up north a lot of greenish grey water. Generally if you want what most people imagine for beach front property you need to go further south and/or be on the gulf coast. This is purely my own observations I don't have any proof that beaches in the area are less tropical feeling.

Check the HOA fees. Condos in general are a scam.
You are basically renting an apartment disguised as ownership. Those HOA fees can be up to $2500 per month.

Couple of factors I think:

-Surplus real estate from the housing building boom a few years ago.

-Not hell of a lot going on there.

-Boynton is kind of older, retirement area. So the "turnover" is higher than a younger neigborhood.

As others have said, there's not much going on in Boynton Beach and West Palm Beach. They are nice areas to live/there are lots of nice beaches so if you prefer someplace "quieter" they are great places to live, but if you're looking for the Miami/South Beach life style you will want to move much further south.
