About to hand an eviction notice to a tenant. Anything I should know?

Guy hasn't paid rent in two months and constantly makes excuses, neighbors called and complained about shady individuals "moving in" and apparently the cops have been at the property multiple times (no one had informed us previous to yesterday), so we're handing an eviction notice to this dude.

Anything I should know? Should I like... video tape it?
 
Can't you just ask the Sheriff's department to give the eviction notice? Assuming you're worried about your tenants reaction of course

Upon further research I think it would require a court case for the Sheriff's department to be involved

Why are you doing it yourself! You could get someone to deliver it in a certified manner (same people that serve summons and such) and not have to deal with it.

The other thing you should know is that bad tenants tend to damage property when they are being evicted (if they haven't already), so just be ready to remove them as immediately as possible.

I dunno, I'm going with my dad and uncle.

It's like... why pay when you can just do it yourself.

Though I bet the dude won't even come to the door.
 
Please make sure you know what your local law is on evictions. Don't assume anything. Normally the notice only needs to be posted on the door. But that may not be the case where you are.

I've written up an eviction notice just one month back.

Explicitly state your reasons for the eviction with notice.

I've never dealt with very sketched out tenants, I'd be wary of handing it in person if this person had cops called on them more than once.

Video taping them might escalate the issue. I would try to arrange a meeting with this person rather than arriving at their home to give them the notice. Somewhere public and well lit.

I'm just assuming the worst here.

Edit; Also, as many have stated, prepare your home to be wrecked. Your cabinents, doors and walls go first. Then comes your toilet and pipes. Also if you have hardwood or worse shag.... sorry.
