If you peeps had a house to rent out/Airbnb , how much would you price it for?

One of my neighbours on my street Airs it out. And were in the boring suburbs. A small detached home with 3 bedrooms and a basement. driveway can fit two cars (3 if a car at the end parks horizontal). I've seen the posting and they can sleep 8 people, so I guess they got a bunch of beds or pullout couches.

They charge $400/night. I dont remember if that even includes cleaning fee, which they bank themselves as I see them come and clean it themselves. So maybe it's more like $450-500/night with fee.

They have customers I'd say 50% of the year. Most weekends and holidays are packed. Mon-Thurs hit and miss.

They used to rent out the entire house to tenants for about $3500 I think. They probably make double that now (but got to go through the hassle of cleaning and restocking stuff). Once they did Air BNB they never looked back.

The cleaning charges and shit have really made air BnB's a lot less of a solid option. Increasingly we have switched back to hotels. If you are looking at similar properties make sure you check what extra they charge.

This is like saying 'how much can I buy a house for' without saying which country it's in, which part of the country it's in, or anything else that might affect the number.

If it's near a beach and casino in a complete shithole that's going to be different than in Ibiza.

If you are considering turning the property into a business, I'd recommend getting advice from people with experience, both on the practicalities and the finances involved.

Absolutely impossible for any of us to say without knowing where you are, and what area you're talking about.

AirBnB prices depend on location more than anything else. Either tell us where you're talking about, or search on AirBnb for comparable properties in your area.
