Surrey get's way too much of a bad rap because of the gang violence but as a city it's actually very big and diverse, scenery wise.
New West is totally clean now I'd say. I moved there in 2009 and it's only gotten better. I'm struggling to think of trouble spots.This.
Though New West seems to have been slowly getting a bit nicer in the 8 years that I've stayed away from it...
You should have seen how much worse it was in the 80s. I have long considered New West to be Surrey's North Shore.

Cultus Lake is super nice! Used to go there with my family.Try spending some time next summer in Cultus lake and doing some of the trails close to Vedder river. The residential areas in that area are very nice, I think you'll have a good time.
This is coming from someone who grew up in a decent part of England.
I was born in Williams Lake, raised in Kitimat and I can confirm this. Canada is basically reverse USA. The further North you get, the more rednecky.

I went to SFU's Surrey campus a few times and it was the only place where I regularly saw people drinking beers on the sky train at 9:00am.

It's a small town in Western Canada. Which means people hunt a lot, watch/play a lot of hockey, and vote NDP (if you were laid off at the mill) or Conservative (if you helped decide who was laid off at the mill).

Pretty sure gentrification is about to go full-blast on E Hastings - if it hasn't already that is.
It's been hitting it for the last 5 years and accelerating each year.
The bigger gentrification that's occurring is in Chinatown though. Give that 5 to 10 more years and it will be a rich neighbourhood, but that influences E.Hastings even more then the Gastown gentrification that has been occurring for last 5 years.
