These people get it. A new age of treasure hunting is about to begin.

any clues? if not a construction company is going to find it and stake claim to it since they bought the property.
 
Have the contents been documented/verified in any way, or is it just the guy's word?

Because if adventure movies and tv series have taught me anything, it's that art dealers are always shady fuckers who are not to be trusted (unless they're young sexy females, that is).

That's like the opposite vibe I've gotten from my media consumption. Everyone in these shows/movies are like "Art dealers are always weird! Oh no, look at that cute young art dealer she can't be anything but awesome. Oh wait, she's secretly the leader of the guild of thieves."
 
There was some book within the past few years that was based on the same premise: a story had hints to an actual treasure that you could find.

Anyways, you would assume that he owns the lands where he buried the treasure. Maybe with some research you could find out his holdings and search there. If not, you would assume that whoever legally owned the land it was buried under has a right to the treasure.

Sure they might be a "rogue" character, but usually they'll team up with the protagonist before it's all over, thus redeeming themselves.
 
The person who finds this treasure will be utilizing advanced technology.

Algorothims to take his clues, turn them into data points and organize locations in the US by statistical probability.

High quality sensors, maybe mounted on a swarm drones (quadcopters) capable of sussing out particular environmental cues. They'll then 'mark' probable locations.

Finally compiling a small list of possible dig sites that he'll keep up to date using is mobile device of choice, with an intelligent guidance system to help lead him navigate the wild and dangerous forests and hills he'll have to trek through.
Lol. Far more likely than that, someone somewhere will just remember seeing a terrain like described in those clues, and that will be it.

Ah yes, the protagonist finds out, and they start working together - soon he starts to fall for her and trust her - her backstory about her ailing little brother pulls at the heart strings. They find their treasure (or whatever) and make love by some firelight for some reason - the next morning on her pillow is a letter that says something along the lines of "once a thief always a thief".

Time passes and after it finally seems like the protagonist is able to get over this betrayal she shows up at his door, treasure in hand, telling him about how she couldn't go through with it and she loves him. Then they get married and move into suburbia and have kids.

I like mine better, it's sexier. I don't want to hear about some dude digging a hole in the woods to take a shit in finding a treasure chest.
 
So he wants people to dig up the country? That doesn't seem all that productive.

How cynical is everyone in this thread?

I thought this was really neat reading the OP, but hardly anyone seems excited :-\

I am unfortunately out of the running due to being on a different continent.
