I'm selling my duplex in WA state and moving to Maine, apparently it's a more landlord friendly state. Yup, man I wish I had someone like you as a business partner. I'd be doing well anywhere. I might pick your brain every once in a while when I get to Maine on certain properties I'm looking at and see what you think if that's ok with you. Could use another mind, and my business partner here in WA is staying here.It's more so I think that over 10 years a lot just said fuck these new regulations and retired. They implement them and are adhered to and keep getting inspected (regulations update), it just ends up not worth being the hassle as they have gotten old and want to retire. Taxes, Insurance, Registration and at the same time having to improve the places of living whilst getting little more. Rents have skyrocketed here, same as land/home ownership since the last crash.
The market shrank since the pandemic so prices went crazy. The economy was due a downturn as that's all cyclic, the opposite happened.
Supply and demand. House I know was valued at 750k, sold for 2 million. The house was extremely badly maintained but the rents from it as it was already divided into apartments would pay off after a long wait. Long term investment paid by cash. Either a consortium or a rich family as an investment for their kids.
Also one thing I was thought early on. A tenant will always view you as scum. It's true. They pay for a service they get, all repairs, everything then when asked to leave you have some people question the amount they paid (that they did and had agreed to).
Always make the analogy, try going into a restaurant and asking for your money back after eating their meal and not complaining early on.

You're the best, and thanks so much. I'm definitely gonna PM you at some point. I don't know how it is where you are, but here in Washington the tenant laws have become absolutely bonkers. We can't even evict people without a six month average consultation process where the city tries to pay the tenants rent, but if the tenant stops doing their due diligence at any point in the process they still can't be evicted even though no money is coming in. It's a nightmare here, but I hear it's substantially better in Maine. Probably not perfect, and I know this business never is, but I don't care about being rich, I just want enough money to be sustained and happy and have enough for my daughter as something of a decent inheritance when I kick off, so I'm looking to buy into a decent property in Maine within the next six months when I get there to keep the rental business going. Already got a house that we're considering utilizing part of as an air B and B, but I know literally nothing about that racket and I guess I need to figure out how that works before I commit to that. Just trying to figure out good ways of getting some business going in the area, as we are for sure moving there. We're flying out on the 15th, and I made a decent profit on my duplex sale here, so I need to figure out what to spend that profit on in Maine before the taxes hit me haha.Absolutely anytime dude. As for the rest, I kinda have experience but PM's only for obvious reasons. I could write a book about dealing with tenants and how to approach it.
The rule of thumb is;
Make sure the place is immaculate before they move in, take pics as proof.
Tell them minus wear and tear it should be returned the same.
Things they've broken (always happens) are not included, hence the deposit. Why you need those pics.
Be upfront, have a contract (many available online for where I live, I'm sure the local tenancy board in your area will).
If you have doubts, then back out before you put your signature down. Tenancy laws here is possession is nine tenths of the law. You cannot enter without permission. Plenty of cases of people staying even up to a decade and not paying (Involves a court order and sheriffs involvement, police won't be involved as it's domestic and a civil matter).
