I just re-watched part of the demo and realized the enemies faces don't even animated. They say things and express pain, anger, etc, but there's ZERO expression.
Might take a bit longer than usual. They're trying to figure out a way to sugarcoat the pop-up/pop-in.

Last time I've checked Halo 4 isn't open world. Halo Infinite is open world running at native 4k 60fps.
This is actually good news.
The pop-ins seen will likely not be present on the XSX, unless they made the game to take advantage of an SSD on the PC (which I doubt they did). And it can potentially look better on the XSX than on the PC, just like what they're doing with Gears 5.
Additionally, we don't know what the build date of this demo is.

If the Xbox One is 8x more powerful than the 360 and the Series X is 8x more powerful than the Xbox One, that's a 64x power difference. What a LOAD OF CRAP MICROSOFT!!
Not only was the demo plagued with pop in and noticeable LOD but the texture streaming wasn't fast enough (when he closes the map many textures are still loading) which was REALLY JARRING.
What is the point of building that blazingly fast SSD and I/O in the Series X if they are clearly not using it.

I mean, they stopped commuting every day to go to work and held the scrum daily and plannings with Teams... like the rest of the planet does! Because performance goes down once people start working from home. Not everyone has the same work ethics as others. The amount of people that can pretend to be working or solving a "difficult" problem that takes more time suddenly is huge. We've seen this at our company (software but not gaming), performance also went down. Halo Infinite is running so badly that it still doesn't work properly on an actual Series X. In my company, software development but not gaming, we are experiencing the same as you. Productivity went up, and it helps to avoid > 1.5 hours commuting across infernal traffic (big European city). Plus, we already were working in a global environment, with teams across several continents, so Covid did not really change too many things for us.We have seen the complete opposite on average at our company, software and gaming (just not console gaming but still a FTSE 250 one) and I can speak for the area I lead but I have seen the results across the board. Still, even if it were to go down we are talking about after a while a d we have not been in lockdown for years...
Everyone is on the same boat so not sure why their top IP after so many years of work is in this state and not running on series X yet.
Did MS want so desperately win the TFLOPS battle they waited until the last possible moment to tune the design to run at that frequency with those specs and thus had the final HW assembled super late compared to PS5? It still does not explain why 343i is so behind IMHO.
